Let's start formulating a plan

Another good 'turn out'...9 people 'at' the meeting...well, only three of us were 'at' the meeting (Ken, Mary and myself) but six others joined in over Skype or speaker-phone during the meeting. What technology...!

We had our first meeting of the Land Search Group to start to hash out needs/goals/processes to work towards owning land.

If you're a member of the group already, you've received a flurry of emails with new postings to that group...don't feel inundated - I'd rather have more emails telling me what's going on than none.

We need to SELL this venture to other pilots, and especially our significant-others to make the project a go. SO keep this in mind when forming the group. We are selling this idea to:
- other hang glider pilots
- our significant others

- Keep it family friendly
- focus on the long-term property investment

SOGA can't be the only 'customer' of the site. To look at this Land Ownership group as a business, other lines of income should be considered. Other streams of revenue could be:
- hang gliding schools
- ultralight schools
- ultralight storage
- farming
- campground, trailer parking, trailer lots, cabin lots
- winter activities (XC skiing, snow-mobiling, etc).

I may be reaching at some of these activities but nothing should be ruled out...as long as we prioritize hang gliding!!!

- legal fees of forming the corporation
- legal fees of share-holder agreement

- runway preparation

Will not include:
- services (hydro, water)
- hangar for SOGA (they will be responsible for that)
-mower, roller , snow clearing equipt etc.

25 acres with NO obstructions in surrounding properties
50 acres with some forest around
100+ acres with anything around it

Ideal Property:

• space for at least 1 north-west grass strip 1000 feet long; drained.
• rentable farm land
• NOT close to housing development.
• surrounding land NOT good for windmills.
• able to be sub-divided.
• able to be registered as aerodrome.
• bare land
• no buildings
• level
• small forest (for camping) would be nice

We want to do this right and not rush into anything. It's possible but not probable that we are able to get this Land Ownership thing in operation for the 2009 season.

At this point (Oct 2008) we need as many people to have interest in making this project a reality. At this point being involved in this group DOES NOT mean that you are committed or expected to invest in the project but the number one reason for this group is to find a suitable property for YOU, the hang glider pilot.

A possible (quite probably) lease opportunity for the club for the 2009 & 2010 seasons. We'll need a home for the next year or two and may have to commit to this property for a minimum of these two seasons.

- shares are sold at market value (whatever you can get) - buyer has to be approved by group
- "the company" may buy back the share and dissolve the share into the existing ownership pool

inflict a maximum percentage of shares per shareholder so no one investor has the power (to dissolve the property)

becoming a new investor (once the corporation was formed) would have to be approved by the existing owners

"widow's clause" - the company buys back a share if an owner passes (requires a fund to be put into place and maintained)

have a minimum starting window that you cant sell shares within (maybe 5 years)

To form an investment group to own land for the primary purpose of allowing aero-tow hang gliding in SW Ontario.

The property directly behind Ken and Marys cottage.We used this field once to land the tug and twice as goal in the comp.Mary has spoken to the woman that owns the land and she is very receptive to what ever we want to do buy/lease.I will be speaking to her later this week for more info
